VISITORS

Summer is here - FINALLY!!!!  With the warmer weather means more traffic within out community; some unwated like coyotes and prowlers.  

Coyotes have already been spotted within our fence so please take extra caution if you let your pet out on your back patio or have children playing.  The City of Calgary has a great site (https://www.calgary.ca/parks/wildlife/urban-coyotes.html) to help you determine what you should do if you encounter a coyote.

Prowlers looking for opportunities intensifies in the summer months.  Please be sure to close your garage at night and check all your doors and windows (don't forget your car) are closed and locked before going to bed.

Welcomed visitors must only park in visitor parking, not the roadway, and overnight guests MUST register their vehicle HERE or risk being towed at their expense.

Thanks to the heavy snowfall, there are several trees that have snapped and/or been damaged.  Our arborist will be on site to address.  Please be patient while we wait our turn for service.  Please also be careful around damaged trees.

Mice

There have been some units reporting mice issues inside their unit.  With the weather changing, they are looking for nice warm place to crash. 

Once of the main places of entry is from the garage, specifically where the angled corner is by the garage door, into the unit - there seems to be a significant hole there in some units. Also, if you have an air conditioner, have a look at where the piping comes into the unit - your contractor may not have sealed up the hole well enough.  To seal up entrance holes use steel wool as those little critters can't bite through that.

One of our residents has used Cal-Rid, and the Baord has as well, and gave glowing reviews.

DOG SAFETY

There has been a significant increase in marijuana poisoning in dogs; in fact two in this community alone over the past 3 weeks.  Please read this ARTICLE from the American Kennel Club that tells you want to look for and what you should do.

Solar Power

Did you know that Calgary is the sunnest place in Canada??  With that in mind, your Board is looking into possibilities of adding solar power to our community.  

We are likely years away from this being a reality but we wanted all residents to know that is being investigated to see what options there are for residents.

Curb Repair

The landscaper will be onsite within the next couple of weeks to address the curbs that were damaged over the winter.  There should be minimal, if any, disturbance to residents.

WATERING YOUR LAWN

In order for us to have a healthy green space that will not only look great but survive the winter, you need to water your lawn approximately twice per week for about 30 minutes each time. The City of Calgary has issued a great watering resources for you to refer to.  CLICK HERE to view.

NOTICE TO OWNERS WHO RENT: If you are renting your unit, please ensure your renters are aware of the expectations to water their lawn; front, back (and if an end unit) along the side.
GOPHERS and VOLES, Oh My!!!

Please note that Cal-Rid will be onsite within the next week or two to address the abundant population of gophers and voles within our community.  As much advance notice will be given however this may not be possible.  With this in mind, PLEASE BE SURE TO WATCH ALL CHILDREN AND PETS as some exterminiation materials could end up on the roadway!

Also - please note that the exclusive use back patio area is not a storage area.  If you are storing non-approved items on your patio, please see By-Laws for list of approved items, please have them removed ASAP.  Storage of items invites gophers and voles which we then have to use community money to address - thereby making it everyone's problem.
GREEN SPACE

As a community that does not have a spinkler system, we rely on owners, as we have in years past, to water their lawn and trees so everything can make it past this dry spell.  

Your help in this is greatly appreciated.

Visitor Parking

The summer months are finally here which means more visitors to our community.  Your Board would like to go over the rules for visitor parking so there is no confusion.

Visitor parking is for visitors.  If you have a visitor that is staying overnight, please register them by emailing CondoBoard@chaparral-estates.com.  Any vehicle not registered MAY BE TOWED so it's really important to register your overnight guests.

If you, as an owner/resident need to park temporarily (this is defined by NO MORE than 2 hours, NOT overnight and NOT a regular occurance) in visitor parking then please email CondoBoard@chaparral-estates.com so your request can be documented and your vehicle NOT TOWED.
BLUE CHAIR
Have you seen the blue chair in the front gardens and wondered why??  The Blue Chair belonged to Martha, a long-time resident that sadly passed away last year due to a long illness.  Martha, and her faithful 4-legged companion Popcorn,  was beloved by all who knew her.

Neighbours Rick and Lesley lovingly had her chair restored and donated it to the community as a memorial to Martha.  Your Board thought the best place for Martha's chair was at the entrance so she could greet everyone hello and bid all that left a safe journey.

We hope this helps keep Martha's spirit alive and well within our little community.  

Thank you Martha for all the wonderful memories; you are missed dearly.
Garage Sale Results

THANK YOU TO EVERYONE who donated and helped with the sale.  We raised $587.85!!!!  This money will go to community enrichment projects that would normally come from our Reserve or Operating funds.

BOTTLE DRIVE

2023 Walkabout


The Walkabout has been scheduled for Wednesday April 26, 2023.  The Board is asking all residents to review the exterior of their unit and email any issue that needs to be addressed to please email CondoBoard@chaparral-estates.com.

This is a friendly reminder to everyone that Christmas lights must be removed by March 21, 2023.
Garage Doors

Garage doors have been postponed for 2 years due to COVID however, they wil need to be addressed no later than August 15, 2023.  What does that mean??  If your garage has rust at the bottom, damaged due to hail or parking, please be advised that it must be professionally repaired (if possible) or replaced by August 15, 2023.

Chaparral Esates can recommend Chris Wood (cgwwood@telusplanet.net) as Chris has replaced several doors within the community and has gotten glowing reviews.

During the AGM it was clear that our fantastic community wants to be more involved.  The Board will be creating sub-committees in the area of gardening and bottle collectimg to create a "petty cash" fund to help with incidental costs.

New Landscaper/New Snow Removal

As of November 1st we have a new snow removal and lamndscaping company.  Our previous landscaper/snow removal fella, Grant, has handed over the reigns to pursue bigger and better things,  THANKS GRANT for all your hard work!

Our new company is Rocky Mountain Landscapes.  They are working hard to keep up the level of service we have begun to expect over the many years.

Garbage Dumping

There was a TV stand left on the grass just on the other side of our stucco fence on the south west corner with a "FREE" sign on it.  If this was left by one of our residents, please do not leave garbage or free items out on the grass.  The city could hold us responsible for removal costs.

Hail Damage Repair

The repair of the siding and soft metals are almost completed.  We are very lucky to have such a good relationship with our contractor who put us at a priority.  There are many, many houses waiting to have their homes repaired and will have much longer to wait since there is now a product shortage.

The dreaded four-letter word is fast approaching - SNOW!  Please be careful on the roadways because they will get icy!!!

If you need access to ice melt, you can find it in the garbage enclosures.  The ice melt available is biodegradable and pet friendly - but please be sure your pet does not eat it!

BUILDING REPAIRS

EuroConstruction wants to thank everyone for their patience while repairs are being carried out on each building.  Your Board recognizes that there has been little notice on when work is beginning on each building, this is because repairs are being tackled as quickly as possible.

If your vehicle needs to be moved in order to gain access with the cherry picker, the contractors will knock on your door and ask.  

Roofing and siding repairs are expected to be fully completed within the next 2-3 months.  This is, of course, dependant on material availability.
HAIL REPAIRS

GREAT NEWS!!!!  

Our excellent contractor - EuroConstruction - has not only sourced siding but also roof material.  Roofing repairs will begin Monday October 18, 2021.  The siding should ne completed i the next couple of weeks which means ... We won't have to wait until spring to have everything fixed.  

The special levy is still scheduled to be due on April 1,2022.

SECURITY CAMERAS


It was discussed at the AGM about installing security cameras at the front of the community to record the comings and goings of vehicles.  Unfortunteatly wuth the cost for a system that would adequately capture licence plates and the monthly costs for wi-fi, etc. the Board has decided not to proceed with this project.


The Board does suggest to all owners that are concerned, please feel free to install your own personal cameras on your units to track activity around your specific unit.  PLEASE NOTE that there is a way to install cameras without drilling into the siding.  Please email CondoBoard@chaparral-estates.com for ideas.


The Board has also investigated options for owners on security cameras and we can recommend:

  • Wyze Cam Outdoor

  • Google Nest Outdoor Camera

CHECKLIST BEFORE WINTER

  • With winter fast approaching, we are asking all residents to please water your trees.  A good drink before winter will help our trees be stronger in the spring/summer.  Since the trees were all fertilized this summer, and with a good drink this fall, they should be better than ever come summer.

  • Make sure you turn off your water lines before it gets too cold and they could possibly freeze and cause building damage.
Hail Repair

The repairs to the buildings and roof will likely not occur until spring 2022.  The reason is lack of materials.  

There is no need to worry about building damage over the winter from the holes in the siding.  When our siding was completed in 2020 all buildings were wrapped with Tyvek which protects the building even if there is a defect in the siding, ex. holes. 

Our roof did suffer some damage however when the roof was replaced in 2012 the Board chose a high-end ashpault/rubber shingle that had the highest hail rating at the time.  Any damage sustained will get us through winter to spring when the shingles damaged can get replaced.

PEST CONTROL

Cal Rid will be on site the week of June 21, 2021.  They no longer bait for gophers and vole but use a secure bait box that will be tethered down.  If you happen to see an unusual box tethered, you'll know what it's for.
Voles/Gophers

Cal-Rid will be on site baiting for voles and gophers within the next week.  Baiting is completed bi-annually to control pests in the community.  Please be sure to watch pets so that they don't play with or eat the carcasses should they come upon them.
Trees

Our trees were fertilized on June 18, 2021 after over 20+ years since being planted.  This was completed because some trees were not blooming anymore and we'd like to keep the trees we have.  This should not impact anyone with yard watering.

SURVIVIOR - Chaparral Estates Style!

The following was a story that happened in our community that the "victim", Rick, wanted to share.  Who knew that living in Chaparral Estates would be such a survival experience!  Enjoy ....


The other day I took our recycle bin over to the SE garbage enclosure and opened the right hand side doors and walked in to dump our recyclables in the big blue bin. The metal handle stayed up when I opened the doors and as I was dumping, the wind blew the doors shut and the black metal handle flopped down in the "locked position".

 

So there I was standing inside the locked enclosure trying to figure out how to get out without phoning my wife or screaming for help (there was no panic as I had just eaten some food). I located a thick, sturdy piece of cardboard and fashioned a piece that looked similar to a wooden ruler - stuck it under the handle between the doors - and voila! I was free!

Garage Doors

All owners that were contacted last year about their garage doors being damaged were asked to have their door replaced no later than August 15, 2020.  Due to COVID it was extended to August 15, 2021.  

There is a serious supply issue in garage doors due to COVID and other factors so the Board has decided to defer garage doors for another year.  That means your door must be replaced no later than August 15, 2022.

The Board asks that you please have a look at your garage door and if there is rust coming through, please try to fix/paint it no later than May 15, 2021; this includes the trim.

STANDARD UNITS

Your Board is working on the definition of a standard unit for insurance purposes.  What that means is the Condo Insurance will pay to have your unit brought back to the builder's standard.  The builder's standard is currently being investigated, thanks to all the original owners for help on that, and will be disclosed to all owners to ensure that your insurance policy covers you for any upgrades you may have, or another owner may have, made to your unit.

Driveway Pipes A Go!

With the redirection of the downspouts, to move them away from the front doors to the middle of the driveways, did create some icing issues.  The PVC pipe placement has been approved and will be installed on all downspouts on the driveways.  This will direct the water down the driveways to the roadway.  PLEASE BE CAREFUL when walking on the roadway as it will be icy.

When driving on the driveway, please be sure to not run over the pipe.  Any damage to these pipes will be at the cost of the owner.

Come spring these pipes will be removed and stored.
BE CAREFUL!!!

With Calgary's freeze, thaw, freeze, thaw personality the roadway is icy.  Please be careful!  Our snow removal team (Grant) is laying ice melt and gravel where needed.  If you have ice build up, please email CondoBoard@chaprral-estates.com so it can be addressed.

CHAPARRAL ESTATES YOUTH COMMITTEE

Our Youth Committee collected 255 lbs. of food for the Calgary Food Bank.  Way to go DEAGS for organizing this food drive and THANK YOU to Chaparral Estates Residents for donating.

Freeze, melt, freeze, melt - REPEAT!  That's living in Calgary!

With all the downspouts rerouted to the middle of the driveways it moved the water/ice build up from in front of your door to the middle of the driveway.  Our snow removal team (Grant) is being very diligent in getting ice melt down to help with the freeze.  Until the weather turns to steady cold, we will have issues with ice build up on the driveways.

PLEASE BE CAREFUL - especially those units facing north since you don't get a lot of sun in the front of your units.
If there is a build up of ice around your unit - PLEASE EMAIL condoboard@chaparral-estates.com so it can be dealt with ASAP.

Snow Clearing

There have been some emails about the start time of the snow removal in the community.  The Board has researched our own Chaparral Estates By-Laws and the City of Calgary By-Laws regarding excessive noise.  

Currently there are no Chaparral Estates By-Laws that speaks directly to when a snow removal compnay can begin removing snow from our roadway.  The City of Calgary does have a By-Law to noise with the following exception:


Noise exemption

Many people rely on motorized equipment to clear snow, including City crews. Noise restrictions for using such equipment are lifted for 48 hours after a snowfall ends to clear walkways for safety and accessibility. This means anyone is allowed to operate a motorized snow clearing device (including leaf and snow blowers) — at any time of day/night — during that 48-hour window to remove snow and ice. Outside of that window, night use is not permitted. For more information, download the Community Standards Bylaw and refer to sections 31.1(e) and 31.1(2).


In order to keep our roads, which are also used as a sidewalk, safe, the Board is allowing snow removal to begin prior to 7:00 a.m. to ensure snow and ice does not build up within our complex.  This year is slated to be a heavy snowfall year so the better we attack the snow, the better it is for everyone.  Snow removal equipment noise will not be a daily event but  it should be expected on snow fall days.

Colours

As everyone knows there are 5 approved front door colours in the community.  (Click HERE for the listing).  You can see the red, green, blue and white on the doors but no one has picked the yellow yet.  If you are interested in seeing what the yellow looks like have a look at the 2 fire hydrants in our community; they have been painted with the approved yellow colour.

OPEN FOR BUSINESS
Our bat house is back up and ready for visitors.  If you haven't seen it yet, take a stroll to the North West corner in front of Garbage C.
BATS
Our resident bats have come back to our community.  The bathouse has been taken down temporarily to accommodate the new siding.  Currently we are looking at the best placement of the bathouse to best suit there needs.

If you see a bat roosting on your building - PLEASE DO NOT DISTURB THEM.  This is what the Alberta Bat Society says (https://www.albertabats.ca/):

Have you found bats roosting on the outside of a building or around the yard?

document roostBats can often be found roosting on (or inside) a wide variety of structures around the outside of buildings. Two of the most commonly reported locations include under the eaves of buildings (often on a brick, stone or plaster surface) and inside of folded up patio umbrellas. Most reports are during Fall migration, typically from about July 15th to mid-October. During this time, young bats are learning to fly, and both adults and juvenile bats are migrating to their winter habitat. They are often unfamiliar with available roosting options at stopover locations and may be exhausted from a long migration. Not surprisingly, they end up in unusual locations. Early snowfall or cold temperatures can make this issue worse.

The best option for the bats is typically to leave them alone. They may hang around for a few days, but most will leave on their own to complete their migration. Bats roosting during the Fall are often in torpor — a lowering of their body temperature to save energy. This will make bats appear slow and unable to fly, but they are usually healthy, and will warm up before leaving in the evening. If they are disturbed, they will prematurely warm up, wasting precious energy.

During mid-summer, many bats also use the outside of buildings as night roosts. These are locations they use during the night to rest and digest their meal. Often they are gone by the morning, but leave behind guano (bat poop) and urine. This mess can sometimes be contained by strategically placing a plant pot or other containment device. In some cases, a smooth surface (like plexiglass) can be attached to the wall to convince them to find another place to roost (bats cannot grip smooth surfaces). If problems can be managed, there may be no need to prevent use by bats.

Gophers

Cal Rid will be onsite in the next few weeks to bait for gophers.  We will endeavor to give as much notice as possible.  When they do come, please be sure to watch children and your pets to ensure they don't eat anything off the grass.

The new existing privacy fences are now 10 feet 6 inches from the previous 9 feet 11 inches.  In an effort to preserve the integrity of the new privacy fences the Board will not permit the extension of privacy fences in any form; free standing or not.  This is to maintain conformity in the rear unit areas.

The Board will consider proposals of railings, etc. around the patio areas however the Board requests that any material being proposed be of the same no maintenance already utilized in the community.
Garage Doors and Back Lights

This year, during the walkabout, many garage doors and rear back lights were identified as needing replacement.  

For the back lights, if you have rust on them, they need to be replaced.  All the lights from the front of the units that are being removed for LED puck lights are being stored so you can replace your back light with them.  If you need one please make your way to the Visitor Parking in between units 51 and 57.  The lights you can pick from are there. This is a first come first served situation.

For garage doors, the Board is no longer accepting repairs.  It is evident that repairing the rust is not a long term solution as it looks unsightly very quickly after repainting them.  If you get an email to replace your garage door you can join many of your neighbors in getting your door replaced from the same vendor.  The price is $950.00/door + GST and it includes removal of old door, installation of new tracks, new weather stripping and discarding of old door.  If you are interested in this pricing, please email CondoBoard@chaparral-estates.com.

KIDS PLAYING

The Board is asking all parents to PLEASE ENSURE your children do not play on the roadway as it is a construction zone.  There have been several CLOSE CALLS with kids on bikes on the roadway.  

PLEASE, PLEASE ask your child(ren) to utilize the playground that should be/will be open that is only 1 block away.

AN UPDATE

After some investigation, a type of siding hook has been discovered for you to use to hang items off the siding without causing damage.  They are called Vinyl Siding Hooks and look like below.

Putting holes in the fascia is still not allowed.  Fascia is the white aluminum that protects the wood above your door and the posts.

The Board has made the decision to NOT ALLOW and screws or holes in the new siding or fascia in the front of the units.  That means you cannot hang anything from the soffit,  troughs, siding or any other location in the front of your unit that will create damage.  This is to protect our new siding.

You can however have a chair or any other decoration that will not produce a hole in the siding.  If an owner does screw anything into the siding all repairs will be at the cost of the owner.
Vandalism

Over the past week there have been reports of vandalism directed towards cars parked  along the west berm.  

Please be vigilante and keep your eyes open for suspicious activity and/or people in our community.  If you see it please report it to the authorities.  

If you have the new lights installed, please consider leaving them on as light is a great deterrent for suspicious activity.
CHILDREN TOYS, BIKES, STROLLERS, etc.

With the nice weather it's great to see the kids in the community taking full advantage of the sunshine.

The Board would like to remind parents to enforce with their children about playing in a construction zone.  There have been a couple of close calls with the kids on their bikes and traffic on the roadway.  Please make sure the kids are extra careful going around corners or the work trucks.  Children on bikes and scooters are hard to see behind trucks.

Also, please ensure all children's bikes, toys, scooters, strollers are put away at the end of each day.  Our By-laws do not allow for these items to be left out on the front lawn.  Please be sure to clean up.
Traffic Light Upgrade Project

Last year in August our neighbour, Rick, had a petition for all of us interested to sign to add a turning signal at the Blvd intersection.  Rick has just received notification that we were unsuccessful in that endeavor.  

Thanks Rick for trying, it is appreciated by all residents.
Privacy Fences

Everyone will be getting a 10 foot privacy fence.  Those that have already constructed a fence will need to dismantle any fence prior to their building getting new siding.

The Board has received a few requests to have privacy fences extended to accommodate larger decks.  The Board discussed this and decided not to approve any requests to extend privacy fences.  The reasons are:
  • Privacy fence lengths were already established when the community was built
  • Any decks built were built with existing privacy fence lengths
  • Increasing the length of privacy fences for individual owners would result in inconsistency in the community.

The Board will review requests of a non-permanent partition that could extend the privacy fence however these partitions cannot be screwed into the fence, siding or any other community owned permanent structure in the community.  All requests must be submitted to the Board prior to production.

COVID-19

Back Lights

During the siding project Owners are being given the option to upgrade their back lights to the wafer LED lights, the same as being installed in the front of the units.  The part(s) and installation cost is $90.00/light (GST included) .

Backyard Lights
If you are interested in having the low cost wafer LED lights installed in the soffit at your backyard, the Electrician has quoted $100.00 + GST per light.

EXTERIOR LIGHTS

During the siding project everyone will be receiving upgraded exterior lights.  The lights you have now will be replaced with:
  • 1 - 6 inch LED wafer pot light that will be installed above your front door
  • 2 - 4 inch LED wafer pot lights that will be installed at each corner of your garage

That means that your two exterior lights will be replaced with 3 exterior lights.  Additionally the number of your unit will be raised under the corner light closest to your front door to make your unit number more visible to the roadway.

The lights being installed have 50,000 hour LED bulbs and are incredibly efficient.  To run all three lights every night for 8 hours a night, 365 days will cost you UNDER $7.50 total.  That is NOT a typo.  To break it down even further all three lights on for 8 hours a night will cost you $.0625 a month or $0.02 per night.  With these costs the Board encourages everyone to install a timer on the outside lights and leave the lights on all night.  Illuminating the community can dissuade prowlers at night.  There are a few cameras installed in the community that video prowlers monthly.

WINDOWS

Window Film

During the siding project many of the residents are considering getting new windows.  If you are, the Board has decided to NOT ALLOW the use of films on windows that change the colour of the window.  Many of these films create a yellow or gold hue when viewed from the outside.

Food Drive

Chaparral Estates' Youth Committee will be holding its Christmas Food Drive on Saturday December 14th.  This will be the best fundraiser ever!  No one will knock on your door or disturb your weekend.  Simply leave your donation on your step on or before 10:00 a.m.  A member from the Youth Committee will be by to pick it up.

SIDING PROJECT

Thank you to all the owners that attended the November 4th Information Meeting regarding the siding project.  

With the overwhelming support the Special Resolution has passed!  The siding project will begin in early spring of 2020.  Details about how this will impact you will be sent closer to the date.  The goal is to have as minimal as possible inconvenience to you.

  • Middle Units - $5.000 + GST
  • End Unit - $7,600 + GST

This pricing includes all windows EXCEPT the basement window(s).

FALL HARVEST

Thank you to everyone that came out on Saturday to celebrate the Fall Harvest.  A special THANK YOU to Andrew who supplied the hot dogs, burgers and RIBS!!!  YUM!!!!  Another special THANK YOU to our landscaper CALSO for supplying the soda pop for the event.

The pie contest was a success with Lorraine winning the big prize.  Lorraine made a Strawberry, Rhubarb and Saskatoon pie with produce grown here at Chaparral Estates.  Thank you Lorraine for such a yummy entry.

The Chaparral Youth Committee raised $208.00 for the Alberta Children's Hospital.  GREAT JOB DEAGS!!!!

CH CH CHANGES ......

Since our community are a bunch of recycling ROCK STARS we are getting bigger and better bins.  

You can now find a 3 yard recycling bin in Garbage A (beside Unit 19) and Garbage B (beside Unit 40).  There will be organics recycling in all the garbage areas.

TRAFFIC LIGHT UPGRADE

The intersection at Chaparral Blvd. and Chaparral Ridge Dr. has gotten more and more busy with the expansion of Walden and now Legacy.  In order to have an upgrade on the lights to include a left turn signal a traffic study would need to be conducted.  A study would take 6 months to a year to complete and that's only IF the City felt one is warranted.  The process could be quickened if we sent a petition to our City Councillor, Peter Demong.

Waste Management

A Resident made a suggestion to the Board to review the waste management services in Chaparral Estates.  The Board agreed and took a critical eye in how Chaparral Estates residents use these services and have decided to make some changes.

First, let's get some terminology out of the way.  Chaparral Estates has 3 garbage enclosures.  There is garbage A which is in the south east corner (in front of unit 15); there is garbage B that is in the middle of the community (beside unit 40); finally, there is garbage C which is in the north west corner (in front of unit 67).  

The changes will be - Garbage A and C will each have one 4 yard garbage bin and a 32 gallon organic bin.  Garbage B will be Chaparral Estates' new RECYCLING CENTER that will house a 3 yard blue recycle bin and a 32 gallon organic bin.  The addition of the 3 yard blue recycle bin will increase the recycling ability of Chaparral Estates by 64%.

We encourage everyone to please consider these changes and utilize the recycling center.  The more we recycle, the better it is for our community and city.  

We will update everyone on when these changes will take effect.

BOBCAT IN COMMUNITY

On July 24, 2019 a Bobcat was observed in the community enjoying a successful hunt of a rabbit.

A quick call to 311 revealed ....

  • We cannot trap, bait or capture (to relocate) a Bobcat.  This is their natural area and are just doing what Bobcats do.
  • Unless the Bobcat(s) become aggressive Fish and Wildlife will not become involved.

What we can do is ....

Not create a favourable environment for rabbits in the community.  The rabbit population in Chaparral Estates has gone unchecked for too long which is now bringing in predators to take of this issue for us.

In the meantime, please keep a watchful eye especially with small children and pets.

If anyone spots any other predators, like a coyote, in the community, please report it ASAP.

BAITING

Cal-Rid will be on site Thursday July 11th to bait for voles in the community.  Please ensure all children and/or pets are supervised so they do not ingest anything not meant for them.
TRAFFIC LIGHT UPGRADE

The intersection at Chaparral Blvd. and Chaparral Ridge Dr. has gotten more and more busy with the expansion of Walden and now Legacy.  In order to have an upgrade on the lights to include a left turn signal a traffic study would need to be conducted.  A study would take 6 months to a year to complete and that's only IF the City felt one is warranted.  The process could be quickened if we sent a petition to our City Councillor, Peter Demong.

Thank you to everyone taking advantage of our new Recycling Centre. Everyone is doing so great that the bins are filling up so fast.  Your Board is evaluating the situation and is working on a solution, whether it's adding another bin or moving bins around.

Waste Management

A Resident made a suggestion to the Board to review the waste management services in Chaparral Estates.  The Board agreed and took a critical eye in how Chaparral Estates residents use these services and have decided to make some changes.

First, let's get some terminology out of the way.  Chaparral Estates has 3 garbage enclosures.  There is garbage A which is in the south east corner (in front of unit 15); there is garbage B that is in the middle of the community (beside unit 40); finally, there is garbage C which is in the north west corner (in front of unit 67).  

The changes will be - Garbage A and C will each have one 4 yard garbage bin and a 32 gallon organic bin.  Garbage B will be Chaparral Estates' new RECYCLING CENTER that will house a 3 yard blue recycle bin and a 32 gallon organic bin.  The addition of the 3 yard blue recycle bin will increase the recycling ability of Chaparral Estates by 64%.

We encourage everyone to please consider these changes and utilize the recycling center.  The more we recycle, the better it is for our community and city.  

We will update everyone on when these changes will take effect.

DOORS - Express your need for Colour

The requests kept coming in to paint front doors.  The Board has listened and has approved a colour selection for front doors.  PLEASE NOTE: The colours are specific to brand, paint and finish.  Any deviation in colour or finish will require immediate correction by the owner.

BOBCAT IN THE AREA
On Saturday (June 22nd) a Bobcat was witnessed entering the community in the south-east corner making its way to the front of the complex.  In case you are not aware, this <----- is what a Bobcat looks like (a big domestic cat).

This Bobcat has been in Chaparral for a few weeks and as long as it can't find food in the community (although the bunnies are plentiful here) it should move along.  In the meantime keep small children and pets monitored.

COMMUNITY CLEANUP

Sunday June 2nd 9:00am-1:30pm 

The Chaparral Community Association, in partnership with the City of Calgary, will be hosting a community clean-up. This is an excellent time to rid of those items you have been meaning to take to the landfill but just didn’t get around to it. Look around your home, property and back alley and consider bringing it to the cleanup located in the laneway in front of Lake Chaparral @ 225 Chaparral Drive.  

Chaparral collected over 30,000 kg in household waste and organics last year. Can’t make it to the community clean-up? Calgary landfills move to summer hours.

From  April 1  to  October 31, City landfills will run extended operating hours. All locations have a residential Throw ‘n’ Go area. Visit  calgary.ca/landfill
FALL HARVEST

We are changing things up .... Instead of celebrating Neighbour Day we will be celebrating Fall Harvest.  Tentatively mark your calendars for Saturday September 7, 2019 (subject to change).  Stay tuned to the website for updates.

2019 Walkabout

Your Board has conducted the walkabout on April 23, 2019.  There were several items that will be addressed with specific owners.  There are some projects the Board is considering however they are small and should not impact anyone greatly.

The annual walkabout is scheduled for April 23, 2019.  In preparation for the walkabout please:

  • Report all exterior issues around your unit or in the community
  • Address any pet damage around your unit
  • Anything you think should be reviewed by the Board

Tree Removal

An Arborist has been contracted to remove trees that are a risk to the buildings.  This includes, for the most part, all trees within an 8 foot area around the buildings in the rear of the units.  These trees have been maintained over the past 20 years by topping them to control growth.  The time has come where the roots and height of the trees is causing a real risk to our buildings.

The Arborist is scheduled to begin removal the week of January 28th.  The will be removing and shredding trees onsite.

SNOW AND ICE ....

 

We like to remind all residents about ice and unsafe areas of our complex since the snow has arrived.

Please monitor your steps and walkways to ensure that this is no dangerous buildup. One insurance claim would cost all of us dearly.

YOUTH COMMITTEE FOOD DRIVE

The Chaparral Estates Youth Committee will be conducting a food drive on Saturday December 22, 2018.  Your Youth Committee will make this easy breezy for you; if you would like to make a donation to the Calgary Food Bank just leave your donation outside your front door and a volunteer will collect your donation at around 10:00 a.m.  No one will ring your door or disturb your Saturday morning routine. 

With the holidays season upon us, donations are needed in order to ensure people have something to eat over the holidays.  Your help is greatly, greatly appreciated.

Chaparral Parade of Garage Sales

In Garbage C, in front of #67, there is a blue and yellow Teluride Infinity 21 speed bike.  It's a good bike it only needs air in the tires and a wash.  This bike is free to anyone who claims it by removing it from the bike racks BEFORE cleaning begins this weekend.  FIRST COME, FIRST SERVED.

RENTING??

If you are planning on renting your unit please know that there are obligations that you, as an owner, must abide by BFORE tenancy begins.  This and other useful information is located under the tab "New Resident Orientation" located to the left.

For your convenience, the renting portion is included below.

I'm renting, what obligations do I have?

 

First, if you are renting please register with the Property Manager if you haven't already.  All renters must be approved by our Property Manager BEFORE tenancy begins.

 

Secondly, whether or not you rent or own everyone is required to abide by the By-laws.  Please read them and if you have questions, please ask.

 

If you are an owner who is considering leasing or renting your unit, please be sure you contact our property management company.  The Corporation exercises its' right to impose a deposit to any owner renting his/her unit.  Currently the deposit required is:

 

No Pets - 4 times the condominium fees charged per month

With Pets - 5 times the condominium, fees charged per month

 

Any owner found that is non-compliant with the Renter Policy may face fines or other action against them.

Snow Shovelling

With the weather so up and down it's hard to stay on top of the ice.  Thank you to everyone trying to help by getting the water to the drain.

Those of you shovelling out your back area please be mindful where it's being shovelled too.  There have been reports of snow being shovelled into window wells.  When Chaparral Estates was build about 20 years ago installing weeping tile in window wells was not code - so we don't have any.  If you put snow in your window well, or your neighbors', you will get water in your basement if that happens.

Due to the inability of finding a place to have our Christmas party within a close enough distance it was decided to cancel the Christmas party this year.  Instead your Board will concentrate on having an extra special Neighbour Day celebration in June.

SNOW REMOVAL

We've had our first snow removal of the season.  Many of you emailed about your disappointment regarding the first snow removal of the season.  Please know that your all your concerns were consolidated and shared with Pro Properties and we've asked them to come back and complete the job.  You can expect to see any missed steps and driveways completed shortly.

ORGANICS

The bins have arrived and we are just sorting them out.  You will see all recycling and organic recycling stored in the middle garbage enclosure (beside Unit 40) and two garbage bins stored in the end garbage enclosures (beside Unit 19 and 67).

Please be sure to organize your recyclables.  The hope is to downsize or garbage bins from 4 to 2 so we can save money and the environment.

Any organic recycling bins for inside your unit must be purchased by residents.  Be sure to use "Compostable" bags NOT "Recycled" bags.  There is a difference.

ORGANICS

As many of you already know, beginning November 1st Chaparral Estates is obligated by City of Calgary By-Law to incorporate an organic recycling program.  Your Board has contracted to Blu-Planet, our recycling company, to add organic collection too.  This program will begin mid-October 2017 and all recycling bins (organics (black bin) plastics, paper, etc. (blue bin)) will be located in Garbage B, beside Unit #40.

You can purchase a smaller organics bin at places like Canadian Tire, Lowes, Home Depot, Bed Bath and Beyond, etc. that you can store under your sink for organic collection within your home.  All recycling will be picked up by Blu-Planet each week.

If we can cut down on the garbage we throw away, not only will we help reduce landfill usage but we could also save money by reducing garbage services.
Helmets

Even though bike and scooter season is almost over, the Board would like to remind everyone that it is a City of Calgary By-Law that all people under the age of 18 wear a helmet.  Click HERE for the actual By-Law.

Please be sure to check your downspouts, especially if there is rain in the forecast, to ensure they are actually DOWN.  There have been times when our landscapers have forgotten to put them down.

Road Repairs

All Star Paving will be in on Monday to complete the crack filling on our roads.  If possible, please move your vehicle onto the street outside of the community so all repairs can be completed.
DRYER VENTS

Clogged dryer vents is one of the leading causes for home fires.  It is your responsibility to clean your dryer vent, inside and out.  The City of Calgary and the Calgary Fire Department recommend that this be done frequently throughout the year.  Should a neglected dryer vent be the cause of a fire, then the owner may be held liable for all damages including the Corporation, neighbours and their own.

Please have and keep your dryer vent serviced.
Start your Hoses!

It's turning out to be a very hot summer.  We are asking everyone to please water their lawn as it's been very hot and dry.  For tips on watering lawn the City of Calgary has helpful tips that can be found here.

NEIGHBOUR'S DAY

Thank you to everyone that came out to celebrate being Neighbours.  Fun was had by all!!  Attempts to "kid"nap a goat were unsuccessful again this year but who knows what future attempts might produce.

Thank you to everyone for making this years' celebrations the best so far.  It's great to see neighbours and connect which makes our community the best in Calgary!
PETS

Here at Chaparral Estates we love the pets that call our community home.  We ask that all owners respect the rules outlined in our By-Laws around pets in the community so we can all live together in harmony.

  • Pets cannot use community property as their washroom at any time.  Pets must be walked out of the community to releive themselves OR you can allow the use of your patio for this purpose BUT it must be cleaned ASAP.  If your pet is witnessed befouling in the community and it is not cleaned up, fines will be levied.
  • Pets must be leashed at all times while in the community.  No exceptions.
  • Pets cannot make excessive noise so that it impedes the ability of neighbours the enjoyment of their home or back areas.

Roadway

This is reminder to make sure everyone is aware that there is no parking on the roadway.  Our roadway is designated as a fire lane.  If there is an emergency an ambulance and/or fire truck cannot navigate around a parked car, there is just not enough room.  Please don't be the reason why an emergency vehicle can't get to a neighbour in need.

Any vehicles parked on the roadway, even for 5 minutes, will be ticketed and towed.  No exceptions.

Garbage Fairies Don't Exist

Whomever deposited a Samsung curved TV box in Garbage A and other large boxes, your Board and community does not thank you.  Because of your laziness your community now has to pay to have all these boxes broken down so the recycling company will take them away.

GOT BOTTLES???

Currently all bottles that are dropped off at our recycling bins are collected by our recycling company will no benefit to us.  Our Youth Committee was excited about the suggestion made at our AGM that our young people collect the bottles and use that for youth inspired programs and/or donations.

Right now your Board is figuring out the logistics of how we can support our Youth Committee with their bottle drive.  Stay tuned for updates that should be released shortly.

CALLING ALL RESIDENTS ....

Your Chaparral Estates Youth Committee need you to help them reach a goal.  They would like to collect your bottles throughout the spring to raise money for a charity within Calgary to be announced at the Spring Fling.  The only thing you have to do is deposit your bottles in the blue bottle bins provided in the garbage enclosures and the kids will pick them up each Wednesday (the recycling company comes on Thursdays).

2017 AGM Summary

On March 23, 2017 the AGM was held,  It was wonderful to see familiar and new faces.  Thank you to all who attended.
If you were unable to attend, here is a quick summary of what was discussed.

  • An overview of all the projects we completed, deferred and cancelled last year.  You can review them HERE.
  • You have a new Board.  Check out who was elected HERE
  • As of November 1, 2017 the City of Calgary will make a multi-family food and yard waste mandatory.  That means Chaparral Estates will need to have a compost program in place prior to November 1, 2017.  We will need to re-examine our disposal bins and possibly look at downsizing.  Of course, your Board will advise you of any changes.
  • Your Board will be inspecting the siding on the buildings.  We will determine the level of need and/or repair of the existing siding.  Any updates will be posted to the Community Updates page.
  • The application used on the stairs and approaches was discussed.  Your Board will review the feedback received from Residents that already have it and determine if any units may require the application.
  • The CCI Condo of the Year plaque was proudly displayed and a discussion was had bout how Chaparral Estates can benefit on being chosen the BEST.  Your Board will look into ideas on how to capitalize on this distinguish honour.

ENTRANCE LIGHT

Recently we have changed our street lights from florescent lights to LED lights.  This will net us a cost savings of bulb replacements (LEDs last longer) and electricity (LEDs cost less to operate).

There has been some concern regarding the brightness of the entrance light into the community.  Over the next week or so you may see electricians replacing the LED light to a brighter wattage.

Radon Testing

Have you considered having your home tested for Radon?  What is Radon?  Well....
Radon is a gas formed by the breakdown of uranium, a natural radioactive material found in all soil and rock. Long-term exposure to radon is the 2nd leading cause of lung cancer after smoking and the leading cause of lung cancer for people who have never smoked.

As radon breaks down it forms radioactive particles that can get lodged into your lung tissue as you breathe. The radon particles then release energy that can damage your lung cells. When lung cells are damaged, they have the potential to result in cancer. Not everyone exposed to radon will develop lung cancer, and the time between exposure and the onset of the disease can take many years.

GUESS WHO'S BACK .....

As you can tell by the aroma lately, our little friend, Pepé Le Pew, is back and brought babies!  PLEASE be watchful when out late walking.  Getting sprayed once by a skunk is one too many times!

If anyone has seen where Pepé has taken up residence please let us know.  If he's on our property we can do a catch and release somewhere else program or if they've set up home somewhere else, we can let the "fortunate" individuals know.

Car Prowlings

Please be aware that there have been more car prowlings reported in the community.  Please ensure when you park your car that it is locked.  If you are a victim of a prowling, please report it to the police.
Pets

We are so very lucky to have many fur friends in the community.  

Did you know though that it is against Chaparral Estates By-Laws to allow a pet to use common property as a washroom.  That includes front, side and back green areas. If you are walking your pet for a potty break please take them OUTSIDE of the community.  Anyone discovered allowing their pet to use someone's lawn area as a washroom may be fined.  

Please note that many resident have cameras in the community that are used to monitor their areas.
TREE TRIMMING

If your tree is in need of a trim before winter, please email CondoBoard@chaparral-estates.com to get on the "To Do" List.

Please note: Chaparral Estates resources cannot be used to trim trees, bushes or other garden plants in personal gardens.  If there is a personal garden attached to your unit, even if you didn't plant it (planted by previous owner), it is your responsibility to maintain.  

If you are unsure if your garden is a personal garden, please do not hesitate to ask.

Roofs

There was some damage done to one of our roofs from the hail storm we had a few nights ago.  Freeze Maxwell has been on site to repair the damage.  

We've asked Freeze Maxwell to inspect all the roofs to determine of there is any other issues we need to be aware of.  If further repairs are needed it will be posted here.
Street Lights

Our street lights are on strike!  An electrician has been called to address the lights.

SCAMMERS IN THE COMMUNITY

An email was sent out to everyone notifying them of a scam that made it's way to Chaparral Estates.  They were claiming to be building and/or furnace inspectors that implied they were sent by the City of Calgary or by Chaparral Estates.  Once they aggressively made their way inside your home they would pressure sell you into unneeded furnace or building repairs.  Thankfully, to our knowledge, no Chaparral Estates resident was duped.

Recently the Board asked for feedback on helping to develop expectations to which children and adults could follow so we can all live in harmony.  Thank you to those that took the time to share your thoughts.  

The Board has reviewed all comments and have come up with the following guidelines:

  • RESPECT 
    • Let's show respect for each other.  What does that mean?  As of June 2016 there are 22 children in the complex and several non-children homes.  If children play within the complex, it is asked that they enjoy their play, of course, but perhaps at a decibel level that does not break glass.
    • Respect can also be demonstrated by not loitering around the back areas of a unit.  If children are playing tag you may see one or two fly by your window but residents can expect not too see children inhabit their own back areas or exclusive use areas; i.e. patios.

  • COURTESY
    • Courtesy means treating everyone with respect by not yelling or intentionally aggravating anyone.  If a child becomes a concern for a resident it is asked that you please speak with the parent.  If the resident is uncomfortable doing that, then please pick up the phone and give Andrew a call or email.  Click HERE to find out how to reach him.

  • CARE
    • Let's take of each other and our community.  That means being respectful of the trees, garden areas and other items that have been put out by residents to beautify the community.  (PLEASE NOTE: Any items that residents do leave out in gardens or landscaped areas are left at their own risk.)

    • We all need to remember that living in close proximity to one another requires tolerance and patience.  Let's all work together to make Chaparral Estates the great place it truly is.

Please pay some attention to your patio, particularly the weeding.  Our Landscapers will not address weeds growing on your patio in between the patio blocks.  If these weeds are left unchecked they could spread more weeds into the common grass areas.

We released 1,000 ladybugs into our gardens.  Hopefully this means we'll have an almost aphid free summer!
The Great Ladybug Release

This weekend (June 4th and 5th) the Chaparral Youth Committee members will be releasing ladybugs into all of our community gardens.  If you see kids lingering around your gardens, this is the reason why.

Ladybugs are a great natural pest control for aphids and other small "can't seem-ums".
Chaparral Parade of Garage Sales

Please remember that the Parade of Garage Sales is this weekend.  There are several units in Chaparral Estates that are participating.  That will mean additional car and foot traffic in the community.  Please be sure you and your children, if applicable, are aware.
You are invited to the 3rd Annual Chaparral Estates BBQ Party.  This invitation is open to all Owners and Residents of Chaparral Estates and grandchildren of Residents.

There will be burgers and all the fixins' for everyone.  The only thing you need to bring is your beverage of choice and a chair.  Exact location of the party will follow.

The Chaparral Youth Committee will be fundraising at this event.  The exact charity has not yet been determined.  Details to follow.

April 2016

Roadway Repair

All Star Paving will be on site on May 26th, weather permitting, to repair the pot holes on the east side and the chunk of pavement missing in front of Unit 51.
FERTILIZER AND WEED CONTROL

Pro Properties will be on site within the next week, weather depending, to apply a spray that contains fertilizer and weed control.  The solution used dries quickly and will be safe for pets and kids soon after spraying.  Please allow for 2 hours of drying time.

There will be signs posted on the day the application is applied.
Community Garden

Children at Play

The Board recognizes that there have been some issues with the children playing in the community.  The parents (and children) want to feel included in the community and play close to home while residents want to enjoy their area in the community.

With this in mind your Board is looking to all residents to help develop a list of expectations that residents and children can agree to and follow when enjoying the spaces of Chaparral Estates.

Propane Tanks

The City of Calgary prohibits the storage of propane tanks inside buildings, for obvious reasons.  In fact, the City has these very helpful tips on the general safety tips when handling propane tanks:

  • All propane cylinders, full or empty, must be stored in an upright position.
  • Never store propane cylinders inside a building. They should be stored outside in a shady protected area, a minimum of one metre from any combustible material.
  • Propane cylinders must never be transported inside the passenger compartment of any vehicle. They should be transported in the trunk of a car or back of a truck in a secured, upright position. When secured in trunk, trunk lid should be slightly propped open.
  • When transporting propane cylinders in an elevator, only the person transporting the cylinder should be in the elevator. Maximum size of the cylinder to be transported cannot exceed 20 pounds.
  • Prior to use of the cylinder, check all exposed hose, piping and fittings for any physical damage.
  • Use a mixture of liquid soap and water to ensure that all fittings and connections are tight. When the soap solution is applied and propane is turned on, look for bubbles in the area. If bubbles are seen, immediately shut off cylinder and re-tighten connections and fittings - apply more soap solution and test again.
  • Never use a match or flame to check for leaks.
  • Do not dispose propane cylinders into household garbage. Take your cylinder to one of the five designated fire stations for proper disposal.

If you are storing a propane tank in your garage, PLEASE REMOVE IT ...  NOW PLEASE!  Please follow the guidelines above for storing and transporting propane tanks.
Fire Safety

With the wild fires reported in Northern Alberta it's important that everyone practice fire safety.  It's very, very dry everywhere and one small spark could be devastating for everyone.  Please be careful.

PAINTING - REMINDER

This is a reminder that the painters will be on site starting MONDAY MAY 2, 2016.  Please be sure to remove your vehicle from the driveway from 8:00 a.m.  to 6:00 p.m. until your door has been painted.  

Also, please be sure the water taps are turned on so your door can be cleaned.  

For those of you that have asked, the painters will be using very LLOONNGG hoses that will reach your back tap so please be sure to NOT leave your garage door open for access to the tap in the garage.

Start your HOSES

As everyone knows, we do not have an underground water sprinkler system here at Chaparral Estates.  With the extremely dry conditions right now we are asking everyone, especially those of you in the middle, please water the trees and shrubs in and around your unit.  We are at a real risk of losing trees and bushes if they are not watered.  There are some bushes and trees in the middle gardens that have already lost the battle and are scheduled to be removed.

Those of you in or around the community gardens, we are asking that you please leave your taps on in the back of your unit so the Gardening Committee has access to water shared flower beds.  Our By-Laws do state that no owner can withhold water for the purpose of watering community beds.  If there is a legitimate reason why the Gardening Committee cannot use your water, please email CondoBoard@chaparral-estates.com.

And don't forget about the grass too.  It needs water as well.

If you love the trees and landscape scenery, please, please water them!

Hello!  I am a resident of Chaparral Estates, you may have seen me before.  If I look a little different it's because I got a haircut - a REAL SHORT HAIRCUT.

I snuck out last night when no one was looking.  I know my family misses me lots and I am trying to get back home.  If you see me can you please email CondoBoard@chaparral-estates.com so my family can come and get me?
Traffic Cone

The storm drain runoff (in front of Unit 51) has been repaired.  In order to fully repair it some asphalt was removed.  There is currently a traffic cone identifying the area.  A repair crew will be on site to repair the roadway.  Until then however, please be careful around that North-east corner.
Parade of Garage Sales


The Chaparral Parade of Garage Sales will be held on June 4, 2016 from 8:30 a.m. to 4:30 p.m.  If you want to participate you need to email your name and address to info@calgaryrealestate.com to register.

There will likely be a lot of visitors (cars) in our community that day.  Please be sure you, your guests and/or children exercise caution.
PAINTING

Garage Door Painting

Garage door painting is scheduled to begin on May 2, 2016 by Harding's Services Inc.  Please ensure the following:

  • All vehicles are moved OUT of the driveway from 8:00 a.m. to 6:00 p.m.
  • All Exterior water taps are turned on

Cars need to be moved so that the painters have full access to the doors.  
The water taps need to be turned on so that the doors can be cleaned before painting.  If the painters try to access your tap and it is not turned on, you can expect that your door WILL NOT be painted.  If the painters need to return to paint your door any costs associated with rescheduling this service will be charged to the owner.

Firepits
The City of Calgary has By-Laws when dealing with portable firepits.  Please be sure that you familiarize yourself with these very common-sense rules.  They are:


Fires in Firepits

A Person may build, ignite, or allow a fire on a Premises in a Fire Pit as long as that Person ensures that the fire is contained in a Fire Pit that:

a)      is constructed of non-combustible material;

b)      has an open flame area that does not exceed 1 metre at its widest point;

c)       does not have walls which exceed 0.75 metres in height measured from the floor of the Fire Pit to the top of the wall of the Fire Pit excluding any chimney;

d)      is set upon or built into the bare ground or a non-combustible material such as brick or stone;

e)      is situated at least 2 metres from any house, garage or similar structure including wooden decks, porches and similar amenity space attached to a structure measured from the part of the Fire Pit which is closest to the structure or amenity space;

f)       is situated at least 2 metres from any other combustible material measured from the part of the Fire Pit which is closest to the combustible material; and

g)      is not located directly under any tree or overhanging branches.


Notwithstanding subsection 15(1)(e), a Person may build, ignite or allow a fire in a Portable Fire Receptacle on a wooden deck as long as that Person ensures that:

a)      a non-combustible material such as brick or stone is placed between the Portable Fire Receptacle and the wooden deck; and

b)      the Portable Fire Receptacle is situated at least 2 metres from any house, garage, similar structure or other combustible material, measured from the part of the receptacle which is closest to the structure or combustible material.


Every Person who builds, ignites or allows a fire in a Fire Pit must ensure that:

a)      a means of extinguishing the fire is kept on hand at all times while the fire is burning;

b)      the flames from the fire do not exceed 1 metre in height at any time;

c)       the fire is not left unsupervised at any time; and

d)      the fire is extinguished completely, leaving only cold ashes, prior to leaving the fire.

Basketball Hoop

There has been a basketball hoop installed in front of Garage C (Unit 67).  All children and adults are invited to "Shoot some Hoops" at their leisure.

On Thursday April 7, 2016 our Landscapers, Pro Property, will be onsite to sweep up our road.  If you have visitors coming on Thursday, please ask that they park on the street outside the community so all areas can be cleared.

SECURITY

Your Board is diligently working with Calgary Police Service, District 8 in addressing the trespassing and vandalism incidents that have been steadily on the rise.  There are some helpful tips District 8 would like to share with our community:

  • Everyone knows the economy has been hit hard over the past year.  Hard times can sometimes call for desperate people.  Have a look around your home and repair any windows or doors that could easily be broken.  Doors and windows are an owner's responsibility so please be proactive.

  • Hide your garage door remote control or, better yet, take it out of your car and stash it in your pocket or purse.  Break-ins usually occur by breaking into a vehicle and using the remote garage door opener.

  • Lock the door to your house from your garage.  If robbers get your garage door opener it's open season on your home.

  • Be diligent and report criminal activity.  District 8 is committed to being a part of our community and they WANT you to report this type of activity.

We are an exceptional community that looks out and cares for one another.  Let's work together to protect our homes.  

Safety is all of our responsibility.

It was SO GREAT to see so many faces at the AGM.  Thank you so much to everyone who was able to attend.  If you weren't able to attend here are some of the topics that were discussed:

  • An overview of all the projects we completed, deferred and cancelled last year.  You can review them HERE
  • We discussed rental units  and the responsibility of the owners to ensure all renters are aware that their renters are required to abide by the Condo By-Laws.  To refresh your memory about our By-Laws you can find them HERE
  • Your Board will look at the possibility of security cameras for the community
  • You have a new Board!  Check out who you elected HERE
  • We will have a new landscaper/snow removal company beginning on April 1, 2016
  • We are looking for interested community members to be a part of a gardening committee.  If you would like a say in what our community gardens (front, west side, middle) will look like, please consider joining
  • The Walkabout will take place on March 30, 2016 at 6:00 p.m.  If there are any issues that you would like us to take note of please email CondoBoard@chaparral-estates.com.  Also, if you have a pet that has damaged the grass over the winter months, please report it to the Board now that you are aware and will be repairing the grass; this way you will not receive a letter from Andrew.

Graffiti

We have been the target of some unwelcome artistry on our fence (both vinyl and stucco) as of late.  Abatement teams have been called out to remove the tagging as quickly as it is put on.

We are asking all residents to report all graffiti immediately to CondoBoard@chaparral-estates.com and to call 9-1-1 so the culprits can be caught.  

We are already consulting with our Community Liasion Officer in catching the spray paint bandits.
Pepé Le Pew is back ....

As I'm sure you've already smelt, our visitor is back again.
This is a good reminder for everyone to ensure your pet is always on a leash.  This not only is required per our By-Laws but will also protect your pet should an encounter with Pepé occur.

Since skunks are not considered rodents so we cannot bait for them, we would need to catch and release.  So ... if anyone happens to determine where this critter has called home, please report it to CondoBoard@chaparral-estates.com.

SECURITY GATE
PROS and CONS

There have been many comments about the possibility of a security gate in the front of our community.  There are some that are passionately FOR and some that are passionately AGAINST and some that - Meh! - could care less.  This forum will give you balanced information so that at the AGM there can be a discussion about actual facts.

First let's start with the PROS:

  • It limits the access to our community and our road that we are fiscally responsible for in maintaining
  • It will slow people down in our community thereby addressing the speeding issue
  • It will limit access to people that are not welcome and shouldn't be in our community
  • A gate would be accompanied by a maintenance agreement in case repairs are needed
  • A call box would be attached to the gate so visitors would be announced before they arrived on your doorstep.  This would also reduce the amount of vehicles parked on the roadway as information on where to park could be dealt with the before the visitor leaves their car.
  • A video camera could also be installed with the camera that all residents would have access to so you could SEE your guest before they even gained access to the community.
  • Gate technology allows the gate to automatically open when sirens are nearby for a pre-determined amount of time.
  • Vendors, such as landscaping and garbage removal, would have their own codes so access would not be an issue for them.
  • There would be a separate gate for pedestrians.

Now the CONS:

  • It may be deemed as a nuisance for some residents.
  • The initial cost would be approximately $30,000 which would mean less projects for the year it would be installed
  • Someone damaging the gate - driving into it or vandalism
  • The maintenance contract would be an additional monthly cost (first costs were approximately ($200/month)
  • People that want into our community could still get in - climb the fence
  • If many people were leaving/entering at the same time it could mean a lineup to get out or in.

AGM TOPICS

Please be sure to mark your calendars for the AGM on March 15, 2016.  Some topics that will be discussed are:

Security Gate: With all the prowlings and vandalism that has occurred over the past year, this topic is gaining supporters.  Information about what a security gate would look like will be released over the next month so everyone has an opportunity to consider concrete ideas rather than a conceptual one.

Dedicated Child Play Area: Did you know that about 25% of ownership in this community are families?  Realistically this number is due to increase.  The children in this community deserve a dedicated play area where they can play without being yelled at.  Whether this area will be located in the middle gardens or along the perimeter of the complex will be discussed at the AGM.

Other Large Projects: The Board will reach out to the community to gauge interest in other projects that are of concern to the ownership.

Please plan to attend the AGM.  Your involvement will only make the community better.
Garage Doors

Last summer we had all of the garage doors and trim painted,  Many of you have noticed that the doors and trim are starting to yellow.  The paint manufacturer has investigated and agreed there was a defect in the paint and will repaint all of our doors and trim at no cost to us.

VEHICLE PROWLING

There have been reports of vehicles being broken into over the past two weeks with miscellaneous items taken.  It is very important that should you park on the drive, or your visitors in visitor parking, that all vehicles are locked.

Again, if you see anyone in the community that you don't know, especially in the evening, please do not hesitate to call the police.

Just a reminder that Saturday is Halloween night which means our roads will have little people on them. If you, or your guests, will be driving our road, please use extreme caution.  When kids are dressed up it is sometimes hard to seem them.

SUMP PUMPS

Do you have a sump pump in your basement?  If you do it's your responsibility to maintain it.  If you haven't had it serviced please consider having it done.  

If there is a leak in your basement for any reason and you have a faulty sump pump, the owner will be held financially responsible for all repairs to their unit and may be held financially responsible for damages to the building as well.

LAKE ACCESS

There was a significant interest from our community in pursuing the possibility of formally requesting access to Lake Chaparral.  Your Board has reached out to the Association to gauge interest from the Lake Chaparral Board of Directors to determine if there is any appetite in permitting Chaparral Estates residents access.  The Lake Board of Directors will discuss this at their September meeting.

BIKE HELMETS

There have been some residents that have voiced concerns over the number of children on bikes and scooters not wearing a helmet.  This is a friendly reminder that the Alberta Vehicle Equipment Regulation, Alta. Reg. 122/2009, S. 60, SS. 111 states:

(1) No person who is less that 18 years old shall operate or ride as a passenger on a bicycle unless that person is properly wearing a safety helmet.
(2) A parent or guardian of a person who is less than 18 years old shall not authorize or knowingly permit the person to operate or ride as a passenger on a bicycle unless that person is properly wearing a safety helmet.

Please ensure if you have a "little" person (under 18) that they are wearing a helmet when riding their bike.
OWNER GARDENS

If you have a garden in the front or back of your unit, this message is for you.  

The landscapers will only trim the grass around the garden, as close to the plants as possible without damaging the plants.  As an owner garden it is your responsibility to trim the grass up to the garden, the part the landscapers couldn't get to.

YOGA STUDIO

There have been many emails to the Condo Board email about the posting located at the entrance regarding the commencement of a Yoga Studio in our community.

To ensure everyone is aware that our By-Laws (60, (a), (1)) do not prohibit the re-zoning for the use of a home business, however it does prohibit deliveries and public visits (i.e. parking).

The owner of the proposed Yoga Studio has been contacted and made the following assurances in order to alleviate concerns:
  1. The yoga classes will be targeted to 55+ individuals
  2. The only parking space that will be made available to individuals will be the driveway of the unit.  All other parking will be on the street and not in the community.
  3. The community targeted for the Yoga Studio will be the immediate communities of Chaparral Estates, Chaparral Village and Chaparral Ridge.
  4. The Yoga Studio will not commence any kind of operation until March/April 2016.

The City of Calgary will only offer a temporary permit (if accepted) for one year.  After that period expires, and should the owner resubmit application to the City, residents will have another opportunity to challenge the application should the terms not be adhered too.  Any challenges to this application must be made before August 6, 2015.

GARBAGE ENCLOSURES ... UPGRADES

You'll notice that the garbage enclosures are getting an upgrade.  Lattice is being installed all around the opening of the enclosure.  This is to prevent people from launching garbage over the doors that RARELY lands in the bin.  When garbage does not reach the bin someone has to clean it up and this service is provided at a cost that we ALL PAY FOR. 

A special note to the person who throws away cat litter in Garbage A (in front of unit 15) .... You need to know that you have consistently missed the bin which has cost your community money for clean-up; so please make sure you open the door and put your garbage in the bin.

PLEASE BE CONSIDERATE AND MAKE SURE YOUR GARBAGE MAKES IT TO THE BIN.
LINE PAINTING

The line painting for the visitor parking area will be completed today (July 22, 2015).  Please ensure that your guests park on the street today so the process will not be delayed.

Community Bike

There is a red mountain bike located in the bike rack in Garbage C (in front of Unit 67) that is available for use to anyone in the community.  If you need a bike for an afternoon ride, please feel free to use it.  When you are done, please park it in the same location so someone else can use it too.

Your Board is considering approaching Lake Chaparral Association to submit a request allowing Chaparral Estates residents/owners.  There is no guarantee that this will even be considered, it's extremely likely that it won't but it doesn't hurt to ask... right?

PARKING COMMITTEE

Our community now has three full-time volunteer parking monitors that, with Calgary Parking Authority, will be monitoring all visitor parking spaces for infractions.  Monitoring will continuous throughout the day, evenings and weekends.

Please note the following parking rules:
  • Owners/Residents are not allowed to park in visitor parking.  IF however you have a guest coming to your unit and would like them to park on your driveway then you may park in visitor parking.  IF you chose to do this you MUST email CondoBoard@chaparral-estates.com to advise how long you will be there.  If you fail to do this you will be ticketed and towed at your expense.
  • Visitor parking is short term and is only allowed for a continuous 24 hours.  After that the vehicle must be moved.
  • If you have a guest staying for more than 3 days/evenings you must register the vehicle or it will be ticketed and towed at the owners' expense and the owner of the unit the person is visiting may be fined.
  • If you are an off-site owner and your renters are not adhering to the parking rules then you, as an owner, may be subjected to fines based on the conduct of your renters.
  • Any abuse toward any parking monitor will not be tolerated.

If you are unsure of any of the rules outlined above, please feel free to email CondoBoard@chaparral-estates.com for a full explanation.

There have been many, many complaints as of late regarding parking.  If this approach fails to be effective then your Board may discuss a 3rd party monitoring vendor that will end up costing us all money.  

Please be kind and respectful of the By-Laws.
DOWNSPOUTS

The landscapers were onsite today (June 9th) and left some downspouts in the up position.  It's calling for rain tomorrow so please check to make sure your downspouts are down.
Little Free Library

We are now home to a Little Free Library.  What is a Little Free Library???  Well .....

It's a "Take a Book, Return a Book" gathering place where neighbours share their favourite literature and stories.  In its most basic form, a Little Free Library is a box full of books where anyone may stop by and pick up a book (or two) and bring back another book to share.

HELPING WEED CONTROL

The kids in the community are helping control the weed population.  You may see the younger members of our community picking the heads off the dandelions, hopefully before they seed, in order to help our grass and gardens stay off the dandelion infestation.

CONDO FEES

Do you ever wonder where your condo fees go?  Here are some of things that your Board uses the community's money for:

  • Lawn Maintenance
  • Building Repairs
  • Snow Removal
  • Insurance for common areas 
  • Reserve Fund contributions
  • And other costs that would be incurred by a home owner

Interested to know what else your Board pays for ....

  • Garbage clean up - Garbage being randomly thrown into the garbage enclosures that don't hit the bins need to be picked up and disposed of properly.  We pay someone, out of YOUR MONEY, to pick up after these people.  In fact, just the other day, someone threw out used cat litter in Garbage A (in front of Unit 15) that completely missed the bin.  Would you want to clean up that mess?

Please be considerate and make sure that when you launch your garbage over the doors of the bin that it actually makes it into the bin.  Or, better yet, open the gate and actually toss your trash directly into the bin.  

These little actions do mean a lot and can save the community a lot of money and someone a lot of grief.
DRYER VENTS
READ THIS - IT'S IMPORTANT

Did you know that the leading cause of home clothes dryer fires is failure to clean the dyer vents??  Can you imagine having your home, and your neighbours, go up in flames because YOU never cleaned your dryer vent?  These types of disasters are 100% preventable.  Check out the Alberta Government website on Spring Cleanup Safety HERE.

Bike Racks

Are you tired of tripping over bikes in your garage?  If so, then your Board has the perfect solution for you ...  Currently in Garage C (in front of unit 67) there is a bike rack that can accomodate a total of nine bikes.  Your Board is looking to install another rack that can accommodate five bikes in another garbage enclosure.

Bike parking etiquette is "First Come, First Served".

PLEASE NOTE: Chaparral Estates Community takes no responsibility for the bikes parked in the bike racks.  Make sure you lock them up.
PARKING - Everyone's favourite topic

With summer coming up and traffic to the community increasing, it's important that everyone know the parking rules  ...  Please familiarize yourself with these rules as there is NO GRACE period.  Tickets, towing and fines are in effect now.

1. Residents are NOT allowed to park in Visitor Parking

2. If a Resident has a guest and wants them to park on their driveway, as a convenience, then a Resident can park in Visitor Parking but YOU MUST email CondoBoard@chaparral-estates.com or you WILL be ticketed, towed and fined.

3. Anyone parking more than three (3) nights per week is no longer considered a guest and CANNOT park in Visitor Parking.

4. If you have a guest that is staying longer than three (3) nights, YOU MUST register the vehicle HERE or your guest will be ticketed, towed and the resident/owner fined.

5. NO ONE is allowed to park on the roadway - even if it is for 5 minutes.  Did you know that ambulance and fire vehicles CANNOT navigate our road if someone is parked on  the roadway?  Do YOU want to be the reason someone cannot access emergency services because you or your guest was blocking the road?  

Parking has and continues to be a hot button topic.  Calgary Parking and the Parking Committee regularly patrol the community.  If you are parked in Visitor Parking for no other reason than "just cause", expect a ticket, your vehicle towed and you (or the owner in the case of renters) fined.  

There have been too many complaints as of late so please, if you are abusing the parking policy, consider yourself warned.

Wine and Glow Sticks

2015 Walkabout

The Board completed it's walkabout last night.  There are some issues that will be addressed with specific owners, like pet damage and garage door damage.  

We've notice an increase of garage doors rusting on the bottom of the door.  The leading cause for this is that the "strike" on the door is set too low which causes the door to not let water drain properly.  The door then sits in water which causes the rust.  Please refer to the 2015 Walkabout page (HERE) for some tips and tricks to addressing pet damage and fixing the strike on a garage door.

Downspouts

Anyone interested in have their front downspout (ones that terminate into weeping tile cemented in) through a trellis system over their front entry way, please email CondoBoard@chaparral-estates.com.
Pepé Le Pew

I'm sure you haven't seen our little visitor but I'm sure you've smelt him! 

We have a skunk that has been roaming around the complex and likely trying to strike up residence.  If you are a dog owner, as per By-Laws, please make sure your dogs are under your control at all times.  A spray from a skunk is a hard lesson for a dog to learn to leave skunks alone.

Things we can do to encourage the skunk(s) to leave are:
  • Remove the food source:  Bird feeders are not allowed in our community for this exact reason.  If you have one out, please remove it.
  • Remove your garbage: Please be sure to take all garbage to the garbage bins immediately.
  • Remove a hiding place: If you have items stored on your patio please move them or store them elsewhere
  • Skunk repellent: There are some great home-made repellents you can use to get rid of skunks.  Some are:
    • Pepper sprays-spray them on trees or areas where you've seen skunks
    • Ammonia-soak old rags in ammonia and place them in hiding spots where you've seen skunks
    • Citrus Peels-scatter orange and lemon peels around your patio/window wells.

If you see a skunk, please report it to CondoBoard@chaparral-estates.com.  Skunks are not considered rodents so we would need to try to catch and release whatever visitor we had as a first option.

CHAPARRAL ESTATES COMMUNITY

Chaparral Estates is a diverse and welcoming community.  There are many different neighbours that our community embraces; some of which happen to be young children.

The children at play agree to be respectful of resident's space and not enter onto patios or private gardens.  They will not be disrespectful to fellow neighbours.

The adults understand that this is not an adult only community and agree that children have a right to play.  Any damage caused by the children to the community will be reported to the Board.  The Board will work with the parents to resolve any issues.

We all need to remember that living in close proximity to one another requires tolerance and patience.  The middle garden of the community is considered community property and can be enjoyed by all. However visitors to the middle garden need to remember that other resident's patios terminate to the middle garden so being respectful is required.

AGM Summary

Thank you to everyone that attended the AGM on March 5, 2015.  It was so nice to see a great turnout.

A recap of some of the discussions were:

SPEEDING - There are too many speeders in our community both residents and non-residents.  The community is committed to observing and reporting speeders on our roadway.  If you are a resident and are reported as speeding, prepare for a notice/warning that may result in a fine.

The Board was given some great tips on reducing speed on our roadway which we will investigate.

PARKING - People parking on the roadway will not be tolerated.  If you park on the roadway there will be NO NOTICE and you will be towed immediately.  

SUMP PUMPS - If you are a unit that has a sump pump please note that the service of these sump pumps is YOUR responsibility.  They are getting older and it has been recommended to have them serviced every year.

NEW BOARD MEMBERS: You have elected your new Board members for the 2015/2016 year.  They are:

PARKING

There have been a lot of complaints regarding parking this week.  Please remember:

  • There is NO PARKING on the Roadway at any time
  • Utility vehicles are only allowed to be parked in the community for 24 hours to allow for loading and unloading
  • Visitor Parking is short term and must be moved after 24 hours

Downspouts
When the concrete walkway was installed many, many years ago they concreted a pipe into the ground to take rainwater from the downspout away.  When it thaws and freezes this pipe can get blocked and cause ice to build up around the pipe on the concrete.  The solution to this is a trellis where the downspout will run along over the walkway and drain into the grass.  

If you have this icing issue and would like a trellis system constructed in the spring, please email CondoBoard@chaparral-estates.com to have your name added to the list.
Walking Club

If you are interested in joining an evening walking club please email CondoBoard@chaparral-estates.com.  Walks will be organized in the evening and will range from 30 to 60 minute walks (majority rules) approximately twice per week.

FALSE ALARM - WHEW!

We live in the GREATEST COMMUNITY in Calgary - HANDS DOWN!  I know this because all the residents that reached out to the CondoBoard@chaparral-estates.com email worked together to find out what happened.  Turns out a new house cleaning business in the area was out and about early this morning handing out business cards to promote their service.  What a relief to find out there were no darker motives at play.

I'm so glad that we all live in a community where neighbours look out for neighbours.  Even though this proved to be a false alarm it's reassuring to know that we all understand that safety is all of our responsibility.

Please remain diligent and lock up your doors and windows at night.

BREAK-INS REPORTED IN SE CALGARY

Early this morning, November 13, 2014, an individual was witnessed trying to open the doors of all the units that face the west wall.  A description of the individual, along with a possible vehicle connected to the person, has been forwarded to the police for investigation.

The All Boys School in Calgary (the only publicly funded all boys school in Canada) is collecting as much e-recylcables as possible to win a $10,000 technology grant for the school.  If you have any electronic devices that no longer work or is used then it can be recycled - basically if it plugs in or has batteries it qualifies; unfortunately large household appliances like fridges do not.

DUCT CLEANING ...

On September 12, 2014, Deaglan and Jake presented a cheque to the Alberta Children's Hospital Foundation on behalf of the Chaparral Estates Youth Committee for $251.75!  This represents the hard work these two young men did during and after the Summer Fling community event.

Parking

Please ensure that your visitors park in Visitor Parking only and NOT on the roadway.  Calgary Parking Authority does patrol our community and will automatically ticket and tow any vehicle parked on the roadway.
Speeding

Please be sure to respect the 15km/hour speed limit on our roads - this includes visitors.  Let's all watch out for everyone.
Dryer Vents

DID YOU KNOW ... All Chaparral Estates dryer vents run from the front of the unit A L L the way to the back to vent?  That's a long way to go and a lot of places to for lint to hide along the way.  It is encouraged that all dryer vents, because of the specific design of ours, be cleaned from each side (the exhaust in the back and the connection to the dryer in the basement).

You are encouraged to have your dryer vent cleaned out regularly.  Build up of lint in the dryer vents are a fire hazard which would be devastating to all of us.

Attic Insulation

The Board has contracted Affordable Home Insulators to top up all attics with a R50 rated insulation, which is the ecoEnergy Standard.  This will help all residents keep their home warmer in the winter and cooler in the summer.

You should have received an email containing the details of the work required.  If you have not received this email, please email CondoBoard@chaparral-estates.com.
Ant Spraying

This is a reminder that Chaparral Estates will be sprayed for ants tomorrow (Thursday July 24, 2014).  Please ensure that you stay off the grass for a minimum of 24 hours - meaning please stay off the lawn until Saturday morning (July 26, 2014).

If there is any lawn furniture, toys, or anything of that nature on the lawn please be sure to remove it today.
Abandoned Bike

There was a Ladies Grey Norco Pinnacle bike that was abandoned in the North-East corner of the complex that has now been moved to Garbage Enclosure C (in front of Unit 67).  If this bike belongs to you please retrieve it from the Garbage Enclosure ASAP or it will/could be removed for disposal.

Grading

The Landscapers will be on site early next week (July 21, 2014) to grade areas within the community, around the units.  They will also apply seed to the graded areas, so we are asking all Residents to please water the areas so the seed will germinate and grow.
Extermination

Cal Rid was on site today (Thursday July 17th) to bait for gophers, mice and voles.  

PLEASE ENSURE YOUR ANIMAL (cat/dog) IS ON A LEASH AT ALL TIMES.  

The bait laid down for pest control will have an equal affect on your pet!

Cal Rid will be back on Thursday July 24th (weather depending) to complete a power spray for ant control.  There can not be any foot traffic (people and pets) on the lawn for 24 hours after treatment.  So please stay off the lawn until Saturday morning (July 26th)
Chillin' Like A Villan

Many have been asking about Air Conditioners and if they are allowed.  YES, the installation of central air conditioners are allowed with pre-approval by the Board.  Once you have decided on the type of air conditioner you want, where you want it installed and the kind of footprint needed, please email the Board for pre-approval.  

If you are interested in window air conditioners we ask that, if at all possible, please do not install on the front windows.  Please keep in mind that any damage resulting from window air conditioners (water seepage into the walls) will be the responsibility of the owner to repair.

Front Doors

There were some Owners at the AGM interested in changing their front door to another more colourful option.  After thoughtful discussion the Board has decided to not pursue a colour pallet other that white at this time.  

If you are interested in changing the style of your door; please submit the type of door you would like to CondoBoard@chaparral-estates.com for approval prior to installation.
The Cat Kept Coming Back ....

Did you know that the Chaparral Estates leash By-Law and City By-Law also applies to cats?  There seems to be a rouge cat (a ginger one) that has been roaming our community.  The Board is asking ALL cat owners to PLEASE put your cat on a leash if you are letting them roam outside.  

Please note that any cat discovered at large within our community will be surrendered to City of Calgary Animal Services.

Summer Finally Arrived!

 

Summer has finally peaked its head and hopefully that will be the end of snow - although this is Calgary!


Your Board would like to remind everyone of the items below:

 

PARKING:

Please note that each resident has two parking spots available to them; one in the garage and the other on the driveway.  Owners are not allowed to park in visitor parking at any time.  These spots are for visitors only. 

 

If you have a visitor that will be staying longer than 3 nights please register them here: http://chaparral-estates.com/parking.html to avoid parking tickets being issued or from being towed.

 

If you have visitors please remind them to park in visitor parking and NOT on the roadway.  Emergency vehicles cannot navigate our road when vehicles are parked on it.  Any vehicle parked on the roadway at any time WILL BE TOWED.  There is no exception to this policy.

 

BBQ:

Please remember when barbequing that the siding is vinyl and does melt.  Please ensure that your barbeque is far enough away from the building to prevent damage.

 

 

BACKYARDS:
The back patio of the units is considered private use areas for residents.  Please be respectful and only use the roadway for navigation around the complex.  There are more children in the complex this summer which does result in children at play.  This is their home too and it is asked that everyone please be tolerant of their play.


FIRE PITS:

Fire pits are allowed for use in the complex.  Like barbecues, please ensure that they are placed far enough away from the building so the siding is not damaged.

Wine Club

Do you like wine?  Would you like to socialize with your neighbours?  Even if you don't drink wine you are MORE THAN WELCOME to join!

Kids At Play

We are fortunate to have more children living within our community.  Parents are asked to please speak with their children about some guidelines to playing in the community.

1) Please be respectful of the private areas behind the units.  We encourage children to play but please stay off the concrete patios and be careful around the gardens.
2) Please do not ride your bikes on the lawn.  It could cause damage that will need to be repaired.
3) Please put your toys away and do not leave them on the lawn.  Our landscapers come weekly and will not moved bikes, scooters and the like so please, put them away each evening.
4) Have fun!  This is your home too so take pride in a community that you call home.

ICICLES

Please take caution around the buildings.  With the constant warming and freezing ice dams have formed in our eaves troughs which has resulted in large icicles forming.  Until Mother Nature decides to provide us with constant warmth we are asking everyone to be careful.
AGM Notes

PARKING: The Parking Policy that does not allow owners to park in Visitors' Parking will continue to be enforced.

SPEED LIMIT:  In order to cut down on the cars speeding within our community, a 15 km/h speed limit will be strictly enforced.  Additionally the Board will investigate having speed bumps installed on our road.

FRONT DOORS: There was an interest in providing different options for front doors.  The Board will investigate and provide 3 different styled doors for those that are interested in replacing them.

SPRING CLEAN UP

The deadline for removing Christmas Lights is fast approaching - March 21st.  Please ensure all lights are removed.  Any lights remaining will be removed by the Board and all expenses will be charged to the Owner.

The melting snow has revealing an array of items that spent the winter under a snow pack -  specifically dog excrement.  If your patio has revealed such a treat YOU MUST CLEAN IT UP .... NOW.  Any patios that are kept in a manner contrary to our By-Laws will be reported to the City of Calgary and will result in fines.

A resident in the complex has replaced the curtains in the upstairs master bedroom and is generously donating the previous curtains to whomever can use them.  Up for grabs is:

  • All the rods and hardware
  • One set of red floor-length panels
  • A set of lacy cafe-style white curtains
  • Four long panels of brown patterned material that's great for the summer months.

These curtains originate from a corner unit however a crafty person could probably make it work for a middle unit.

PARKING

There have been several/a lot of complaints of Owners parking in Visitor Parking.  Please note that AT NO TIMES is any Owner allowed to park in Visitor Parking.  If you have a guest please register them on this site under "Parking".  If you have a guest that consistently stays at Chaparral Estates more than three (3) nights per week they are considered Owners and are NOT ALLOWED to park in Visitor Parking.

Because of the numerous complaints the Board has a duty to act.  Any Owner vehicle parked in Visitor Parking and is reported by any one of the many residents watching for this, WILL BE TOWED.


To make it easier on everyone, please just park outside the community.

There are reports of mice in and around the complex.  With the fall season fast approaching the little critters are eager to find a nice warm place to call home over the winter.  Please ensure that you keep the area around your unit clean and free of clutter so there is no place to hide.  Also, consider not leaving your doors open as this is the international sign of "Welcome - come on in".

I guess word that Chaparral Estates is a "Great Place To Live" is getting around!  We have a duck nesting in the burm located by the west wall.  She's been there for about 2 weeks and is protecting 10 eggs.  They should hatch in about another 2 weeks.

We are asking everyone to please NOT DISTURB the Mom.  This is the second year she's tried nesting but with constant disturbances off her nest last year the crows and magpies got to her eggs and decimated her nest.  We are hoping she has 100% success this year.  Please help our little mother!  Let's try and keep the disturbances down to a minimum.

If anyone gets a picture of the babies or the waddle to the river please email CondoBoard@chaparral-estates.com so it can be shared with everyone.

PLEASE, PLEASE, PLEASE water your grass and trees consistently over the summer months.

Smoke Alarms

Did you know that hard-wired smoke detectors (which the majority, if not all of us, have) have a life expectancy of 10 years.  If you have not replaced your smoke detector and it is the original one install by the builder (over 10 years ago) please make replacing it a priority.  It could save your life.

GARAGE DOORS ARE AN AGENDA ITEM THIS SPRING

 

If your garage door is damaged and can not be repaired, according to our By-Laws, Owners are responsible to repair or replace the door.  Garage doors will be an agenda item for the Spring Walkabout.  The Board urges those previously notified to address this sooner rather than later.

BIRD FEEDERS

The Board is asking residents to not fill or put out bird feeders.  Unfortunately birds have very bad table manners which is resulting in an abundance of rodents visiting our community. 

Please help us control the rodent population!

WARM, COLD, WARM, COLD, WARM ....

As Sergeant Stan Jablonski used to say, "Hey, let' s be careful out there.", your Board urges you to do the same.

It's been cold, warm, cold then warm again.  With the weather all over the map it's made a mess out of our streets and making some spots quite slippery.  Please be careful when you are outside.

FEEDING THE BIRDS

 

Having birds chirping outside your window at the crack of dawn is a soothing sound to most people.  A sure fire way of having birds there is feeding them.  Unfortunately birds are not known for their impeccable table manners and can be quite messy when eating.  This causes another problem ... MICE! 

 

In order to ensure our community is healthy and pest free please stop providing snacks for our feathered friendsCal Rid Exterminators Inc. will be on site within the next week or so to bait for the mice and evict them from our community.

We like to remind all residents about ice and unsafe areas of our complex since the snow has arrived.

 

This is all of our responsibility to report.

 

There is a pebble mix in the north-west garbage bin and the middle bin for residents to use.

 

Please monitor your steps and walkways to ensure that this is no dangerous buildup. One insurance claim would cost all of us dearly.

Garbage Bins

 

  • Did you know that with the introduction of our Recycling Program we are using less garbage?? 
  • Did you know that we pay to have our garbage picked up each and every month?
  • Did you know that there are people coming into our community and depositing their garbage in our bins??? 
  • Did you know that THEY are costing US MONEY??

 

If you see anyone using our bins and you're not sure if they live in our community ..  please record whatever information you can - license plate, type of vehicle, even pictures - and send it to CondoBoard@chaparral-estates.com

 

WE WANT TO KNOW WHO THESE INDIVIDUALS ARE AND WE WANT THEM TO STOP COSTING US MONEY!!!

Front Lights

 

If your front lights on your unit are burnt out please email CondoBoard@chaparral-estates.com.  There is a special key that is needed to change the light bulb.  Our Maintenance Engineer has this special key and will change the light bulb for you.  All you have to do is ask or email.
