2016 Projects

2016 Ongoing Projects

All items identified during the 2016 walkabout have been addressed by either being completed/deemed completed, deferred or canceled.  Please see below for details on each project.

2016 Completed Projects

Basketball Hoop:
In order to give the kids a "hang out" spot and get some exercise, a Basketball Hoop will be installed in front of Garbage C (Unit 67).

Once installed all children in the community are invited to "shoot some hoops".

UPDATE: The basketball hoop was ready for action as of March 31, 2016.


Garage Doors:
All the garage doors and trim were painted last year (summer 2015).  Shortly thereafter the doors and trim started to yellow.  After an investigation by Valspar (manufacturer of the paint) was completed, it was determined that there was a defect in the paint. Valspar has committed to repainting all garage doors and trim at no cost to us.

This project is slated to begin in early spring.  Updates will be posted here.

UPDATE: Painting is slated to begin on May 2, 2016 by Harding's Services Inc. between the hours of 8:00 a.m. to 6:00 p.m.

Please be sure that:
  • All vehicles are moved OUT of the driveway
  • All Exterior water taps are turned on

Cars need to be moved so that the painters have full access to the doors.  
The water taps need to be turned on so that the doors can be cleaned before painting.  If the painters try to access your tap and it is not turned on, you can expect that your door WILL NOT be painted.  If the painters need to return to paint your door any costs associated with rescheduling this service will be charged to the owner.

UPDATE: The garage door painting project is underway.  The painters are currently applying a primer that will be followed by a paint coat applied by roller and finished with a coat applied by sprayer.  

The final sprayed coat will require the painters to tape off the area surrounding the door which means you will not be able to use your garage door for a period of 6 hours during the day it will be applied.

UPDATE: The Garage Doors were completed on May 12, 2016.
Roadway Repair:
Quotes have been requested to repairs some minor holes on the roadway.

UPDATE: The Board has received quotes to repair pot holes, some low spots and the roadway damaged to repair a drain.  You can expect All Star Paving to be onsite within the next month to repair these areas.

UPDATE: All Star paving is scheduled to be on site on May 26, 2016 to repair our road.

UPDATE: The roadway repairs were completed on May 26, 2016.
Ladybug Release:
Ladybugs are a great natural pest control from aphids and "can't see ums".  The members of the Chaparral Estates Youth Committee will release ladybugs into all gardens to help control the bug pest population.

This project is scheduled for the weekend of June 3, 2016.

UPDATE: 1,000 ladybugs were released into our gardens on June 5, 2016.


Private Property Signage:
It was suggested by the Calgary Police Service to post signage along the exterior east fence line that Chaparral Estates is private property.

The Board is investigating pricing and placement of these signs.

UPDATE: The Board is still investigating pricing and placement of signage.  The Board expects this project to be completed by the end of August 2016.

UPDATE: The Board has purchased signs and will hang them upon delivery.  Completion of this project has been rescheduled for the end of June 2016.

Community Gardens:
Our Gardening Committee will be hard at work improving the soil conditions around the community gardens, which includes the front gardens.

Projects for this year is the addition of new soil in the front boulevard and middle garden, peat mixture to be included in the front garden by the sign, the removal of dead bushes/trees/plants and the planting of annuals and perennials around the complex.

Keep your eyes on the look-out for new colours and plants.

UPDATE: The soil has been delivered and worked into the gardens.  We are waiting for the peat mixture which is scheduled for the week of June 6, 2016.

UPDATE: A peat and soil  mixture has been applied to the community gardens.  Our Gardening Committee continues to work hard to pretty up our garden areas.
Street Lights:
Our street lights were deemed to be failing.  After researching the best and most efficient way to upgrade our lights, it was decided to have each of the seven street lights rewired to fit LED lights.  This enabled us to use a lower wattage bulb resulting in long term savings on electrical bills.  Additionally, with the thinking outside the box, our community saved almost $10,000.00 on the retrofit.
Tree Trimming:
We are currently accessing all the trees in our community and determining which ones need to be pruned or topped off.  Once determined, a scissor lift will be rented in order to assist our maintenance crew in the job.

UPDATE: The great weather in November allowed us to address the trees this year.  All trees requiring a trim received one just in time for the winter season.  A scissor lift was not needed thanks to our wonderful volunteer tree arborists.
Concrete Steps and Approaches:
The Board has invited the vendor that applied the concrete application to our pitted steps and cracked approaches to the Walkabout to inspect the product.  

The Board is aware that some of the approaches and steps have cracked.  This will be addressed during the Walkabout.

2015 UPDATE:  The Board is currently collecting quotes to have the cracked/damaged approaches fixed.

2015 UPDATE: We are having issues in getting quotes to complete this project.  Any new updates will be posted here.

2015 UPDATE: We have found a reliable vendor to address our crumbling approaches and steps.  We are also exploring the option of a pebble finish on the steps.  

All steps and approaches in need of repair and/or requiring sealant will be addressed by September 15, 2015.

2015 UPDATE: The Board is considering a different application to the steps and approaches.  It is a pebble epoxy coating that is more aesthetically pleasing and has claims of being more durable.  One unit has been chosen to have this application applied.  The Board will monitor its durability over the winter to determine if this is a good fit for our community.

The remainder of this project will be deferred until next year, 2016.

2016 UPDATE The Board will investigate the new epoxy coating that was applied last year to see how it held up.

2016 UPDATE: The Stoneeffects application used last year has stood up to the elements Calgary has thrown at us over the year and the steps and approach still look great.  Your Board has decided to continue using this application to all the the steps and approaches in need of repair.

All of those units that have been assessed as needing repair will be contacted separately via email to advise them of the process.

We anticipate this project being completed by the end of August 2016.

2016 UPDATE: The Vendor, Pro Properties, will be on site the week of July 25, 2016 to begin the repair of the steps and approaches.  If scheduling allows, they will be on site sooner.

2016 UPDATE:  The project has been delayed.  Expect work to begin the week of August 2, 2016.

2016 UPDATE: The application of the Stoneeffects requires there to be a curing time.  This curing time cannot include water.  With all the rain we have been getting makes it difficult to plan this application.  Pro Properties has this on their priority list.  When there is a dry spell expected this project will begin.  Because this project is so weather dependant there may be little to no notice when application begins.

2016 UPDATE: Eight steps and walkways in the community have begun the Stoneeffects process.  An issue has arisen regarding the steps and walkways becoming very slippery when wet.  The Vendor is investigating solutions and will have one shortly.  In the mean time it is asked that you please refrain from using your front steps and walkway until the process is completed.

The remaining Units that were earmarked after the Walkabout to have their steps completed this year may have to wait until next spring to be finished due to time constraints relating to weather.

2016 UPDATE: A solution to the slipperyness was addressed by adding a concrete additive to the final sealant coating.  The product has become grippy and deemed appropriate.

The remaining sixteen steps (twenty-four in total) were added to the slate this year.  We are hoping that the weather hangs on for a few more weeks to complete the steps that were started.  

The remaining steps will be reassessed in the spring 2017 Walkabout along with the project budget.

This project is deemed completed for this year and the remaining steps are deferred to next year.

2016 Deferred Projects

Community Vegetable Garden:
There has been some interest in starting a community garden where residents can grow their own vegetables.  We are currently pricing out this project.

UPDATE: The Board is reaching out to the Community to determine interest in constructing and maintaining a Community Garden.  If you are interested and would like to participate, please email CondoBoard@chaparral-estates.com.

UPDATE: This project has been deferred to the 2017 year so the board can get more feedback from the community.

Parging:

Parging is the decorative application around the bottom of the buildings under the siding.  This application is decorative only and does not serve any other function.  


There are some units that are experiencing parging damage.  The Board has requested quotes for repair.  

 

2014 UPDATE: The Board has approved a contractor to repair damaged parging.  There should be no inconvenience to Residents as access to Units will not be required.


2014 UPDATE: There will be a contractor on site the second week of September to repair the parging on the Units identified.  


2014 UPDATE: Due to scheduling issues with the contractor, this project has been deferred to the 2015 season.


2015 UPDATE: This will be on the Walkabout inspection report.


2015 UPDATE: The Board has approved this expense.  Work is scheduled to begin shortly.


2015 UPDATE:  Work is to begin by August 15, 2015.


2015 UPDATE: Due to scheduling conflicts this project has been delayed.  A start time has not been identified.


2015 UPDATE:  Between scheduling conflicts and managing costs, the Board had decided to defer this project for another year.  Parging along the foundation is purely aesthetic and serves no other purpose.  It is because of this fact alone that priority for this project lessens due to other pressing matters.


The Board will include this project for next year and will make every attempt to complete it. 


2016 UPDATE: The Board will review the parging during the 2016 Walkabout.  Details about this project will be posted here.


2016 UPDATE: We are having consistent issues finding a vendor that can repair the parging.  If anyone knows of anyone that can repair our parging please let us know.  The search continues ....


2016 UPDATE: We have received one quote for parging repair to date.  Due to amount of quote and the Board's commitment to Reserve Fund contributions, it was decided to defer the parging repairs for another year.


Please note that the parging facade on the building is for aesthetic purposes only and does not provide any structural function.

2016 Canceled Projects

Security Camera System:
The Board is investigating the option of having security cameras posted along the east fence line (to deter the reoccurring damage to our fence) and at the front entrance.  Quotes have been requested from leading security companies.

UPDATE: Due to the costs associated with the installation and maintenance of a security system the Board has decided to cancel this project.
Siding Replacement:
The Board is investigating replacing the siding on our buildings.  

Some sections of the building are experiencing discoloration and brittleness.  In order to "stay head" of failing siding we need to know what the costs are in replacing it.

If this project does progress you need to note that this will be a Reserve Fund expense not an operating expense.

UPDATE: The Board has received a quote on the replacement of the siding.  After considering the costs and determining the current condition of the siding it was decided to cancel this project at this time.
